Mutual Exchange step by step guide
Arranging a viewing
You may wish to contact the tenant you are interested in swapping with and arranging times to have a look around each other’s home. You can either contact them using the details provided or via the contact link on your shortlist.
The Advertiser
Below is an outline of the process involved when you advertise your home and what happens when people bid on it.
- All bids received will be put on a shortlist for you to review online next time you log on.
- You will be able to view all the bidders’ property details, any photos and their contact details.
- You can send a message to anyone who has bid on your home to ask them questions or to arrange a viewing.
- If you do not want to exchange with someone you can reject their bid and they will be informed next time they log on.
- If you are happy to proceed with a swap you need to select the bidder on your shortlist and click Exchange. This is called a “nomination”. Next time the bidder logs on they will be informed that you have nominated them.
The Bidder
- When you bid on someone’s advert you will be placed on a shortlist for them to review next time they log on.
- You will receive a message if the advertiser has chosen you to swap with. This is called a “nomination” and these can all be viewed together by looking at your “nominated shortlist” online.
- You will be able to review the advert before deciding if you want to exchange.
- If you no longer want to exchange you can reject the nomination and they will be notified the next time they log on.
- If you do want to exchange you can select the advert and they will be notified the next time they log on.
The Landlords
- When the bidder confirms the nomination both parties landlord will be notified and asked to review and authorise the exchange.
- Everyone else on the shortlist will be informed that the property is being processed.
- The advertiser and bidder will be unable to bid for other Mutual Exchange adverts.
- If a landlord rejects the exchange both adverts will be re-advertised and you will both be able to look for other people to exchange with.
- If the exchange is approved both parties will be contacted directly by their landlords to complete the exchange.
